If you are a landlord, you are required by law to have an annual gas safety check for all gas appliances in your rental properties and provide evidence of this to your tenants in the form of a Landlord Gas Safety Certificate.

A Gas Safety Check MUST be carried out by a Gas Safe registered engineer. All LPS Plumbing & Heating engineers are Gas Safe registered.

Gas Safety Certificate & Landlord FAQ'S

A. We cover a wide area of Leeds, Bradford, Harrogate, Ilkley and Keighley.

A. A Gas Safety Check is different from a normal domestic gas boiler or gas fire service. It is designed to inspect any gas appliances including boilers, cookers and fires (permanent or portable)to ensure they are working correctly and safely.

A Gas Safety Check MUST be carried out by a Gas Safe registered engineer. All LPS Plumbing & Heating engineers are Gas Safe registered.

A. There are a number of safety measures that landlords are legally responsible for, however, by ensuring that an annual gas safety check is carried out and an up-to-date a Landlord Gas Safety Certificate is issued, you can ensure that any gas appliances in that property have been thoroughly checked.

During a gas safety inspection your LPS Gas Safe registered engineer will:

  • Run a ‘gas tightness’ check on all gas appliances, to check for gas leaks.
  • Check that there is adequate ventilation in rooms that contain gas appliances.
  • Test the safety mechanisms in the appliances, to make sure that they are working.
  • Carry out a visual inspection of all appliances.
  • Check the burner pressure and gas rate, in accordance with the manufacturer’s instructions.
  • Test the standing and working pressure of the boiler (if test points are available for this).

After the check is complete, the engineer will provide you with a Landlord Gas Safety Certificate.

The Landlords Gas Safety Certificate should be retained for at least two years after the check and a copy of the certificate should be given to any tenants that live in the property within two weeks of the service being completed.

A. Wood burning and solid fuel appliances are not covered by the Landlord Gas Safety Check, but landlords still have a duty of care for their tenants so we offer this Landlord Chimney Sweep Service for landlords in the Leeds, Bradford & Harrogate areas.

As HETAS Registered Installers and Chimney Sweeps we offer a comprehensive pre-tenancy inspection report for Landlords. The inspection consists of the following:

  • Initial visual inspection of the installation to ensure it meets current regulations (The Building Regulations 2010 Approved Document J) and relevant standards.
  • Visual inspection and examination of the solid fuel and wood burning appliances.
  • Chimney sweep of the flue.
  • Camera Inspection undertaken of the flue to check the condition and any possible defects.
  • Check Carbon Monoxide Detector is fitted.
  • Issue of Certificate of Chimney Sweeping and the HETAS Inspection Report* which will show results of the checks carried out on the appliances, any safety issues identified during the inspection and action or remedial work required to meet standards.

*Please note that the inspection report is not a HETAS Certificate of Compliance.
